7 documents to check before you buy a plot

The papers we check on every plot before a buyer pays a token, and why each one matters.

By Bilal Chaudhry, Prime Estates (demo)

Most property problems begin with a paper nobody checked. Before you pay any token money, ask to see these documents and keep copies.

The checklist

  • The allotment letter or transfer letter in the seller's name
  • The seller's original CNIC, matching the name on the file
  • A No Demand Certificate (NDC) showing dues are clear
  • The site plan and possession letter, if possession is taken
  • The approval status of the society or project with the authority
  • Receipts of all instalments, if it is an instalment file
  • For land outside societies: the fard and mutation record

Pay safely

Pay the token against a signed receipt with two witnesses, and make the main payment through the bank. Never pay cash to a middle person.
