Bank home finance: how monthly instalments work
Down payment, tenure and rate: what changes your monthly instalment, explained with simple numbers.
By Usman Raza, Prime Estates (demo)
Home finance lets you pay for a house over many years. Your monthly instalment depends on three numbers: how much you borrow, the yearly rate and the number of years.
What moves the instalment
- A bigger down payment means a smaller loan and a smaller instalment
- A longer tenure lowers the instalment but you pay more in total
- Most bank rates are linked to KIBOR, so the instalment can change when rates change
Try the numbers
Use our instalment calculator to compare a 10, 15 and 20 year plan. Then ask the bank for its current rate and eligibility; only the bank can confirm the final figures.
