Common questions
What is the cost per square foot?
It depends on the work and finish. On this demo, grey structure starts from about Rs 2,900 per sq ft and A to Z construction from about Rs 5,200 per sq ft (sample rates). Try the cost estimator, then we give an exact quote after a site visit.
How long does construction take?
A 10 marla double-storey house usually takes 6 to 9 months for grey structure and 12 to 16 months from start to handover. Renovations take 2 to 12 weeks depending on size.
Do you handle approvals?
Yes. We prepare the architectural and structural drawings and help you file and follow up approvals with CDA, RDA or your housing society. Fees of the authority are paid by the owner.
Is the site visit free?
Site visits inside Islamabad and Rawalpindi are free. For other areas a small visit charge applies, adjusted in your final quote (sample terms).
Do you give a written BOQ?
Always. You get a bill of quantities with every item, quantity and rate, plus a stage-wise payment plan, before any work starts.
How do payments work?
Payments are made in stages tied to work done: for example foundation, slabs, brick work and finishing. Bank transfer or cheque is preferred.
Can I buy some materials myself?
Yes. Many clients supply tiles, sanitary fittings or lights themselves. We adjust the BOQ and guide you on quantities.
Will I see progress if I live abroad?
Yes. You get weekly photos and a short update on WhatsApp, and video calls from the site when you want.
Do you give a warranty?
Yes. Structure and finishing warranties are written into your contract. On this demo, finishing work has a sample 1-year warranty.
Do you work outside Islamabad?
We mainly work in Islamabad and Rawalpindi. Larger projects in other cities are possible by appointment.
